We look at the depth and pattern of damage first. Surface cracks under a quarter-inch wide, minor fading, and small potholes usually respond well to resurfacing.
Deep alligator cracking, large sections of crumbling pavement, or a base that has shifted or sunk signal a bigger problem. If water pools consistently or the edges are breaking apart, the foundation is likely compromised.
We also check the driveway's age. Asphalt older than 20 years, or one that has already been resurfaced once, often needs full replacement rather than another overlay.
We typically see installation costs range from $3 to $7 per square foot, with most residential driveways falling between $3,000 and $7,000 total.
We can sometimes pave over existing asphalt if the base is stable and cracking is minimal. This overlay approach costs less than full removal and works as a short- to mid-term fix.
Concrete is different. Paving asphalt directly over concrete is possible in some cases, but the concrete must be in good structural condition without major cracking or heaving.
If the existing surface has extensive damage, poor drainage, or a failing base, we recommend removal first. Skipping this step often leads to the same problems resurfacing through the new layer within a year or two.
We advise keeping vehicles off a new asphalt driveway for at least 3 days after installation. This allows the surface to firm up enough to handle weight without leaving tire marks or indentations.
Full curing takes longer. While the driveway is drivable after a few days, we tell homeowners the asphalt won't reach full hardness for 6 to 12 months.
During that first year, we suggest avoiding sharp turns, parking in the same spot repeatedly, and letting heavy trucks or trailers sit on the surface for extended periods.
We recommend paving when air temperatures stay between 50°F and 85°F. This range allows the asphalt mix to compact properly and cool at a steady rate.
Late spring through early fall works best in most climates. Paving in cold weather causes the asphalt to cool too quickly, which weakens the surface and shortens its lifespan.
We recommend sealcoating every 2 to 3 years for most residential driveways. This schedule protects the surface from UV rays, water penetration, and oil or gas stains.
Driveways in areas with heavy sun exposure or frequent freeze-thaw cycles may need sealcoating closer to the 2-year mark. Those in milder climates with less traffic can often stretch to 3 years between applications.
We suggest watching for a graying or faded appearance, which usually indicates the existing sealcoat has worn away and the asphalt is exposed again.
